The Commissioning Process: Making Sure You Get Precisely What You Paid For.
There’s something you, the building owner, want out of your Building Automation System. It could be a high level of technology to sell to tenants. It could be lower operating costs or LEED certification, but without sacrificing performance. It could be greater security. Or it could be all of those things.
Whatever your goals are, using IBS in the commissioning process is the best way to make sure you get exactly what you wanted and paid for.
Our unbiased expertise gives you an independent, expert assessment of project installation, functionality, training, and service activities. Our work doesn’t add to the scope of the contract. Instead, by promoting timely completion and minimizing rework and retesting, we typically improve cost-effectiveness.
Our approach to commissioning is far more comprehensive than most companies’. We like to start at the beginning of the process, to understand your goals. Then, we can either design the project for you, or review the design documents to ensure your wants and needs are addressed, and offer suggestions and advice on any technologies and alternate approaches that may not have been considered.
We also monitor the construction of your project, reviewing submittals and shop drawings, as well as participating in progress meetings and onsite status investigations. It all serves to keep your project moving around potential obstacles while remaining focused on your goals.
The core of our process, of course, is the physical commissioning of the project. In our view, commissioning is not just verifying that a sensor is installed or that software communicates, but that the system as a whole operates in the most efficient and effective manner, and that its components were the right choice in the first place. As part of this, we ensure that the system still meets your initial goals, and is adjusted to achieve any greater potential that can be realized when the whole system comes together.
When the other workers leave, we’re just getting started.
The process of “learning” your new facility can be an uphill climb for your staff. Interactive Building Solutions works with the construction team to ensure that operations and maintenance manuals are accurate, and provide the “glue” between various trades that ensures your staff gets the whole picture. We can also work with your facility’s schedule to continue training, testing, and servicing after hours, off season, or during planned downtime.
And that’s just the beginning. IBS will continue to support and service your facility through the warranty term and beyond. Your organization will have new needs over time, and new technologies will arise as well. The design of your system will have to migrate and evolve, and since we understand how it was designed in the first place, we will be able to help you with the changes. We can modify your design to improve efficiency, accuracy, and/or effectiveness, retesting and reverifying operations as we do so.
With IBS, you have a service partner for the life of your building.
